NOTICE OF FORECLOSURE SALENOTICE IS HEREBY GIVEN pursuant to Wyoming Statutes, Annotated, Sections 34 4 104 and 34 4 105 (2017) that a certain mortgage dated July 16, 2007, which was executed and delivered by Justin S.L. Stokes, an unmarried man, (now deceased), to Hilltop National Bank and recorded in the County Clerk's Office, Natrona County, Wyoming, on July 16, 2007, as Document No. 823368, and which mortgage was assigned to Wyoming Community Development Authority on July 16, 2007, and the Assignment was recorded in the County Clerk's Office, Natrona County, Wyoming, on August 6, 2007, as Document No. 825213, will be foreclosed by a sale to the highest bidder at a public auction of the premises described pursuant to a power of sale contained in the mortgage. The premises that are described in the mortgage are as follows:Lot 68, "Meadow Park Addition to the City of Casper, Natrona County, Wyoming," as per plat recorded June 1, 1953, in Book 147 of Deeds, Page 186.The mortgage contains a street address of 1434 Maple Street, Casper WY 82604-3222.The above sale will be conducted by the Sheriff or the Sheriff's Deputy at the front door of the Natrona County Townsend Justice Center located at 115 N Center Street, Casper, Natrona County, Wyoming, at 10:00 a.m. on January 4, 2018. Justin S.L. Stokes (now deceased) defaulted in the terms of the note and mortgage and the undersigned claims $117,398.42 principal and interest due on the mortgage, plus per diem interest of $17.64 on the unpaid balance to the date of sale, plus reasonable attorney's fees and expenses of sale.The property being foreclosed upon may be subject to other liens and encumbrances that will not be extinguished at the sale and any prospective purchaser should research the status of title before submitting a bid.
